Architectural ControlThe Solterra Homeowners Association has created an Architectural/Landscape Review Committee to help the process in submitting requests to the Design Review Board (DRB). The Architectural/Landscape Review Committee (ALRC) is comprised of Solterra residents that review the resident DRB applications before they are submitted to the Architectural consultant and the DRB. The committee understands that Solterra has an identifiable community character and a strong theme that will be reinforced through landscaping and outdoor spaces.

It is extremely important that ALL EXTERIOR IMPROVEMENTS OR CHANGES be approved by the Design Review Board (DRB) of the Association. This is a requirement of the Declaration of Covenants, Conditions and Restrictions. The intent of this requirement is not to hinder people from freedom of choice but to ensure their choices are in harmony with the overall appearance of the community. An attractive, harmonious community will be a desirable place in which to live, and will also prove to be a better investment over time. Failure to obtain approval on modifications may result in fines or legal action.
The DRB (Design Review Board) meets once a month, typically the first Wednesday of the month and the deadline to submit to Overlook Property Management is the first Thursday of the previous month.

Colorado has passed several legislative bills in September that have required the Solterra HOA and DRB to amend sections of the Residential Improvement Guidelines and Site Restrictions (RIGASR) documents. These new requirements allow artificial grass in rear yards as well as provide additional protections for homeowner’s freedom of expression for signs and flags. As a result, the DRB has issued several changes to the RIGASR and associated documents. This document summarizes the changes to the relevant documents.

Cardel Paint Colors Plan
For Cardel Homes in Filings 1-13, the following file lists the plan#, Elevation Lot, location, address, date of DRB approval and the color scheme. Find your address and then find the color scheme number.
Cardel Paint Colors Scheme
This file lists in detail all the colors for each part of the house by color scheme. Use the color scheme number found in the previous step to find the color used for the roof, stucco, brick, trim, downspouts, concrete, etc.
Remington Home Color Schemes
For all Remington Homes, you must obtain permission from the Solterra Patio Homeowners Association before submitting to the ALRC.
Infinity Homes Color Scheme
For Infinity Homes, these are the schemes for the homes in Filings 1-4. Homes built later may have different color schemes.
